Rental agreement:

Customers must provide access to villa and grounds at any time to Stroma staff. All occupants must register with Stroma and offer identification to STROMA, its agents and/or brokers.

Neither STROMA nor the property owners are responsible for any kind of damages or injuries to villa occupants or their possessions, specifically they are not liable for accidents in connection with the swimming pool area and the pool itself.

IT IS THE SOLE RESPONSIBILITY OF THE RENTAL HOLDER TO PROVIDE SUPERVISION TO THE USE OF SWIMMING POOLS AND THEIR CONNECTED AREAS


Public Services provided:

Water use is included in the rent, but water shortages can occur, especially during the summer. Such shortages are beyond the control of Stroma and Stroma is not liable for any disruption in the water or electrical supply. The water is NON drinking water, since it is pumped into tanks, from where it is delivered to the faucets.

Energy use (electricity, gas, and phone, if applicable) is not included in the rental price and will be determined by meter readings upon departure. The Customers must pay for energy use upon departure. Consumables (bath soap, toilet paper, etc) are not included. Firewood is available for a an additional fee upon request.

The Stroma villas are used by their owners as well, so please treat them and their contents with due respect. Any damages due to negligence or misuse are the responsibility of the Customer and may be deducted from the security deposit.

Please take particular note of the following:


- Garbage MUST be disposed of DAILY


- The toilets are easily clogged; absolutely no foreign objects except for ordinary toilet paper

(e.g. disposable diapers, tampons, etc) may be flushed down the toilet. (Please use the hygenic bags that are provided and drop them in the general garbage)


- If the villa has a swimming pool, it is the responsibility of the Customer to provide proper supervision and safety measures.


- Outdoor furniture should be protected from the weather at night or during short absences.

- Use of furniture and furnishings for other than their intended use is not allowed. Furniture may be rearranged by prior permission only and must be returned to its original position upon departure.


- Pets are allowed only by prior arrangement, and in any case they are not allowed on the furniture; additional fees for pet damage or cleaning may be assessed at departure.


- Beds are prepared with fresh linen when you arrive. There will be a charge for additional laundry, but you may wash the provided one.


- All damages, no matter the cause, must be reported immediately.


Cleaning upon leave

Properties are provided clean and must be left broom clean at departure. Dishes must be inserted into the dishwashery, perishable food removed, bedding stripped (except mattress pads), and any garbage securely bagged and left outside (Stroma will dispose of final garbage; while during the week please take your garbage and recycling to the roadside receptacles DAILY), eventually used fireplaces have to be left clean as well – use caution with removing hot ashes, do not use anything inflammable for putting them away.


NO FIRES are allowed outside the specific fireplaces! (specially during summer there is EXTREME fire-hazard!)


Legal jurisdiction for any dispute arising from villa rental is in Baden, Switzerland, the corporate seat of Stroma.
